Aerobic Septic System Maintenance: A Houston Homeowner's Guide

Quarterly checks, chlorine refills, air compressor care, and alarm troubleshooting for aerobic septic systems in the Houston area.

Why aerobic maintenance matters in Houston

Aerobic septic systems are the default across most of Greater Houston because clay soil and high water tables make conventional drain fields impossible. These systems use an air compressor, chlorine tablets, and spray heads to treat and disperse wastewater — but that also means more moving parts to maintain.

Texas law (TCEQ Chapter 285) requires every aerobic system to be inspected by a licensed provider every four months. Skipping maintenance voids your permit, risks county fines, and can turn a $200 repair into a $9,000 system replacement.

What happens at a quarterly maintenance visit

1. Visual inspection of the trash tank, treatment tank, and pump tank.

2. Sludge and scum level check to determine if pumping is needed.

3. Air compressor filter cleaning or replacement — a clogged filter is the #1 cause of system alarms.

4. Chlorine tablet check and refill. Without adequate chlorine, untreated effluent can spray onto your lawn.

5. Spray head inspection and adjustment to confirm even coverage in the designated spray area.

6. Electrical and alarm panel test — alarms should sound and the light should trigger during the test.

7. Written report filed with your county's environmental health department.

Chlorine refills: what homeowners need to know

Aerobic systems use chlorine tablets (calcium hypochlorite) to disinfect treated effluent before it sprays. Most residential systems need 2–4 tablets refilled every 2–3 months, depending on household size and water usage.

Never use pool chlorine or regular bleach tablets — they destroy the system's internal components and are illegal under TCEQ rules. Only use OSSF-rated septic chlorine tablets.

If your spray area smells like raw sewage or the grass is unusually green and slimy, you may be out of chlorine. Call for a refill and inspection immediately.

Air compressor care and common failures

The air pump is the heart of an aerobic system. It pushes oxygen into the treatment tank so bacteria can break down waste. In Houston's heat and humidity, compressors work harder and wear out faster than in cooler climates.

Signs of compressor trouble: loud humming, no bubbles visible in the treatment tank, or an alarm that won't reset. A failed compressor can cause the system to go anaerobic within 24–48 hours, leading to odors and potential backups.

We recommend replacing the air filter every 6 months and the compressor every 3–5 years depending on the brand. Top brands we service include Jet, Hoot, Delta, and Whitewater.

Alarm troubleshooting basics

Aerobic systems have a control panel with a red light and/or buzzer. If it goes off: check the breaker first, then inspect the air pump. If the pump is running but the alarm persists, the issue is usually a high-water sensor in the pump tank — which means the spray pump or a float switch may have failed.

Don't ignore the alarm. The system is designed to alert you before a backup happens, but waiting days or weeks can push wastewater into the trash tank and create a much bigger problem.

Aerobic maintenance costs in Greater Houston

Quarterly maintenance contract (required): $90–$135 per visit, or $300–$450 per year.

How to choose a licensed aerobic service provider

In Texas, only a TCEQ-licensed OSSF Installer or Maintenance Provider can legally service your aerobic system and file the required county reports. Ask for a license number and verify it on the TCEQ website.

We are fully licensed for aerobic maintenance across Harris, Montgomery, Fort Bend, Brazoria, Galveston, Chambers, and Waller counties — and we file your quarterly reports for you so you stay compliant without the hassle.
