1. Schedule
Same-week appointments are typical, including coordination with realtors and title companies.
2. On-site inspection
60–90 minutes on-site. We uncover, measure, and test every component.
3. Report delivery
PDF report with photos delivered by email — usually same day.
4. Follow-up
We answer questions and can quote any repairs the report flags.
Houston-area pricing
Standard residential septic inspections run $275–$450 depending on system type (conventional vs aerobic) and access. Real-estate transaction inspections include extra documentation at no upcharge.

How long does a septic inspection take?+
Most residential inspections take 60–90 minutes on site. Aerobic systems with multiple components can take 2 hours.
Do I need to be home?+
No — but we'll need access to the tank lids and (for aerobic) the control panel. We can coordinate directly with your realtor.
Is pumping required during an inspection?+
Not always. If sludge levels are high or we can't see the baffles, we'll recommend pumping during the visit and discount the combined service.
